HUD Certified Housing Counselor

Job Description

Our HUD-Certified Housing Counselors are dedicated & trained in specialized housing counseling services while working as members of a very compassionate team. As an experienced, HUD-Certified Housing Counselor you will provide advice, education, and support to consumers in need, via telephone and email. This position assists individuals and families seeking to become homeowners through pre-purchase housing counseling and other packaging programs. This position also works with people who are delinquent in their mortgage payments to help them determine the best methods to catch up by developing and negotiating individual workout plans with the lender that will assist and meet the circumstances and needs of the client.

Job Responsibilities

  • Must be reliable to your work schedule & work responsibilities.
  • Manage an active daily schedule of heavy phone, text, and email communication with consumers.
  • Participate in professional development & ongoing training, as provided, on programs and services.
  • Provides counseling to current and potential homeowners and tenants to assist them in improving their housing conditions and in meeting the responsibilities of homeownership or tenancy.
  • Provides private counseling, conducting intake activities gathering baseline information from client.
  • Conduct accurate needs assessment, document household income and expenses and determine household debt level.
  • Review client’s credit reports and identify credit challenges.
  • Determine and document household savings.
  • Develop a household budget, analyze budget, and recommend modification.
  • Conduct various calculations including affordability based on income and debt.
  • Develop a written action plan.
  • Follow up with clients to assure that the client is progressing toward his or her housing goal, to modify or terminate housing counseling and to learn and report outcomes.
  • Maintain privacy, confidentiality, and safeguard client’s file, including both electronic and paper documents.
  • Maintain the client management system. Collect client-level information including but not limited to, financial and demographic data, counseling services provided, and outcomes data.
  • Track and manage all counseling and educational activities associated with each client.
  • Refer client to other HUD approved agency or appropriate agency as needed when client requests unique services not offered by AFS Counseling.
  • Work directly with lenders and mortgage services to represent clients in loss mitigation, foreclosure prevention, fair housing, delinquency intervention, and refinancing.
  • Strictly adhere to the National Industry Code of Ethics and Conduct at all times.

Job Requirements:

  • HUD-Certified Housing Counselor Certification.
  • Possess a strong knowledge in the area of homeownership-specifically the home buying process, budgeting, money management, credit, backing, mortgage financing, down payment assistance, insurance, community involvement, home maintenance, loss mitigation, foreclosure prevention, fair housing, delinquency intervention, refinancing, antifraud or anti-predatory lending and relevant local, state and federal laws.
  • Demonstrated ability to reliably work remotely.
  • Good organizational and time management skills.
  • Detail-oriented – consistent and accurate notes are critical for success.
  • Ability to accept constructive feedback to continuously improve.
  • HUD-Approved Reverse Mortgage Counselor Certification (a plus).
  • Bi-lingual - Spanish speaking is (a plus).

Job Type: Full-time

Pay: $28 - $35 per hour, depending on duties and experience.

Experience, Education and Licensure:

  • Prefer AA degree or higher
  • HUD Certified Housing Counseling Certificate
  • Typing skills (minimum 40 wpm) 
  • Computer skills, experience with Microsoft Office 
  • Obtain/maintain required counselor certification within required time period (NFCC and individual state standards require certification   within 12 months from date of hire). 
  • Maintain continuing education credits.
