American Financial Solutions (AFS) is a housing counseling agency that helps Washington State residents to find the best solution to their foreclosure or mortgage default situation. AFS is a sub-grantee of the Washington State Housing Finance Commission. Our housing counselors are certified, by the Department of Housing and Urban Development (HUD), to provide housing counseling services.
In confidential, one-on-one counseling sessions, our housing counselors will assess your situation, uncover options available for you and your mortgage, and help you prepare for working with the mortgage servicer. Counselors may also work directly with your lender or servicer to find a resolution to the foreclosure situation. Counselors may also offer mediation services in situations where a homeowner has not been able to reach a mutually agreeable solution with a mortgage company.

There is no charge to you, the homeowner, for foreclosure intervention and assistance services. AFS foreclosure counseling is supported through grants from the Department of Housing and Urban Development, Washington State Housing Finance Commission, Washington State Department of Commerce, Wells Fargo, and funding from the King County Veterans, Seniors and Human Services Levy.
